The FREE guide to buying a property in Cyprus was updated in September 2017.
Despite what property developers, property agents and lawyers might tell you, buying a property in Cyprus is nothing like buying a property in the UK. In fact the process of buying a property in Cyprus is probably unique to the island.
The guide includes our recommendations for buyers considering the purchase of properties in Cyprus. Properties in Kapparis, Protaras, Pernera, Ayia Napa and Paralimni on the East Coast of Cyprus have a larger proportion without title deeds than areas in other towns on the island. If care is taken it can be quite safe to buy a property in Cyprus even if the villa or apartment is currently for sale without the full title deeds. You need to ensure the sellers solicitor provides you with written confirmation that a bank waiver and a share of the land will be provided to you as a buyer. You should obtain this written undertaking before you pay a reservation fee. If it is not available we suggest you purchase an alternative property.
Is now a good time to buy an apartment or villa in Cyprus?
The current exchange rate between the British Pound and the Euro certainly makes Cyprus properties more affordable for British buyers. Irrespective of your local currency you will find the price of properties has fallen substantially in recent years. Many sellers are open to offers well below their current asking price. With all year round sunshine, beautiful beaches, excellent cuisine and as a former British colony Cyprus is a fantastic place to relocate or holiday for young and old alike. If you want to buy a property in Paralimni you might be interested in a modern 4 bedroom, 3 bathroom end townhouse. Ideal for a property investor or owner occupier and probably one of the cheapest 4 bedroom properties on the East Coast of Cyprus. Currently available at the bargain price of just £57,500. Located within walking distance of one of the most popular supermarkets in the area and all local facilities. 3 bedrooms and 2 bathrooms upstairs and 1 bedroom and bathroom downstairs. Buying a property in Protaras can be just as safe as buying a property in the UK if you follow the procedure outlined in the guide.
Indicative Sterling prices are based on July 2015 exchange rates.
If you are trying to sell your property in Cyprus your price must reflect the current market conditions. Demand for properties in many areas is quite low and you are competing against other sellers. To attract a buyer your property has to offer something better than similar properties. Maybe a sea view, large balcony, an extra bathroom, outside storage, central heating or proximity to local amenities. One major factor that will make your property more appealing to buyers is obviously your asking price. Some sellers build a discount factor into their asking price but that may mean you don’t receive any enquiries at all. Our advice is to offer your Cyprus property at the price you actually need rather than an inflated price that simply puts buyers off.
